Board Policy 2021-01: Exterior colors.

Board policy regarding exterior colors, established at board meetings on May 12,

June 3, and October 4, 2021. This policy expands upon Section 9.01 (c) on page

22 of the Declaration of Protective Covenants.

  1. Definitions:

    1. Accent color refers to the color of the front door, sidelights adjacent to the front door and all shutters, if any. All three elements must be the same color.

    2. Trim color refers to the color of the exterior cedar trim. The only acceptable color is ICI Stratosphere 40YY 73/026. (See note 1.)

    3. Contiguous units are dwellings that share a party wall. For example, Units #1 and #2 are contiguous. Contiguous units shall have the same accent colors and the same roofing material and color.

    4. Neighboring units are dwellings that share a property line but not a party wall. For example, Units #2 and #3 are neighbors. Neighboring units shall not have the same accent colors but they may have the same roof color.

  2. The approved accent colors are the four original colors (a-d; see note 1) and four new colors (e-h) as listed below. Paint manufacturers’ names and numbers are for identification only. Owners can use any brand of paint as long as the color is the same.

    1. ICI Canopy Green 50GG 30/117 (green) – Originally on units 1/2, 11/12, 15/16, 27/28, 31/32

    2. ICI Incense 02293 (brown) – On units 3/4, 13/14, 19/20, 25/26; see note 2

    3. ICI Storm Approach 50BB 25/079 (blue) - On units 5/6, 9/10, 17/18, 23/24

    4. ICI Farmers Almanac 20YY 63/256 (yellow) - On units 7/8, 21/22, 29/30, 33/34

    5. Blue (PPG Dragonfly 1162-7) – now on 11/12

    6. Green (Benjamin Moore Green Bay 2045-10) – on 29/30

    7. Rust (Sherwin Williams Fired Brick HGSW2071) – on 15/16

    8. Black – on 13/14

  3. The original roofs were Timberline Natural Shadow shingles in Weather Wood Blend color. Since then, Owens Corning Duration shingles in Amber color have been approved for four units (9/10 and 15/16). These are the only two colors allowed for roofs.

In case of emergency repair to, or replacement of, a roof, materials as close as possible in color and composition must be used. Any unaffected contiguous unit will not be required to make any roofing changes at that time.

  1. If any owner wants to change their accent or roof color, they should follow this procedure:

    1. Both owners of contiguous units must agree on the color.

    2. One of the owners should submit an application, for both owners, to the Architectural Committee, where it will be handled in accordance with Article VIII of the Declaration of Protective Covenants.

    3. No owner shall change their accent or roof colors without prior approval of the Board.


Notes:

1. The original accent colors were sourced at ICI Dulux Paint Center, 1 Avis Drive, Latham. This location is now a PPG Paint store. PPG bought ICI but retained their paint names and colors, and they can duplicate the original colors. However, since the original painting was done well over 20 years ago, what’s now on the doors and shutters has probably faded significantly. If you repaint with the original accent color, the result will be darker than what you now have. If your door, shutters or sidelight just needs touching up, you will have to bring in a sample of the color to get it duplicated.

2. At the PPG store on 5/21/2021, the manager said that Incense was not an ICI color and he didn’t recognize the number.

May 14, 2022: Units 19/20 approved for Behr Iron Mountain N520-5 (Gray) accent color.

May 16, 2022: Units 21/22 approved for Black accent color.

June 7, 2022: Units 5/6 approved for Black accent color.

Sep. 17, 2022: Unit 18 approved for Amber roof and Unit 8 approved for  ?? roof.

Oct.16, 2022: Units 31/32 approved for Amber roofs.

March 23, 2023: Units 3/4 approved for Sand Castle roofs, a color similar to the discontinued Amber.
