Board signs up new snow removal service


Dear Terrace Neighbors: 

It is with pleasure that we can inform you, on behalf of the THCA Board, that we have entered into a contract with a new provider for snow removal services. 

Skyview Landscaping, which this week becomes our lawn and landscaping maintenance vendor, also will be handling snow removal services. 

Both sets of services are part of two-year contracts we entered into after diligent research and comparison. They succeed Vintage Landscaping and Bay Contracting, whose contracts we declined to renew. 

While the lawn maintenance contract was acquired at a lower price than we had been paying Vintage, the snow removal contract reflects a higher price than we have been paying Bay. The Board unanimously approved it, given that the new vendor has more experience, steady workforce, and modern equipment to render services. In addition, the old contract with Bay was arrived at several years ago when wages, fuel, repair parts, etc., were less expensive. 

Which brings us to the matter of dues (formally called the "Annual Maintenance Assessment"). 

To cover the higher snow removal cost, your dues will be increased by $50 per quarter (just $3.85 a week) per residence as of July 1. Given that improved snow removal has for several years been the most-requested item by Terrace residents, this slight bump seems quite reasonable in today's market. 

(Note: We were in the investigatory stage of finding a new snow removal contractor when Treasurer Jerry Gordon presented a proposed budget at the 2022 fall meeting. He specified that we would need to levy a dues increase -- amount to be determined by the Board -- if we negotiated a snow removal contract that would be significantly more expensive than the current one. The budget and his caveat were accepted by the members without dissent.) 

So, here's to looking forward to better year-round services and continued maintenance of property values in our community.
